Site Selection and Build out Assistance
Selecting the right site is critical to the success of your business and managing the build out of your restaurant correctly can cut months off of your start up. At Native New Yorker we help you through every detail. From working with commercial real estate brokers and negotiating leases with property managers to choosing your contactors and complying with local building codes, Native New Yorker has a detailed site selection and build out support development process that will guide you through this very important process.
SIZE: The average size of Native New Yorker restaurants are approximately 5500 to 6500 sq. ft. with an additional patio of approximately 800 sq. ft. A fenced pad measuring approximately 10” X 20” located outside for additional storage for empty kegs, dumpster and or oil tanks.
RADIUS: Minimum of a 5 mile radius between stores
BROKERS: We have on our team 2 individual qualified Commercial Real Estate professionals that you will contact soon after signing your franchise agreement. They are familiar with the areas to be developed and will do the leg work for you. Each works independently so you will have the opportunity to meet and discuss your needs and expectations one on one and make your decision in choosing who you would prefer to work with. Both are excellent choices and you will not be disappointed.
WHERE DO YOU WANT TO BE: This can be challenging when you are looking for space. Ideally you want to look for space in power centers that include shopping, dining and entertainment. Close to freeway access proves to be very good. End caps are ideal because they often can accommodate a patio option which is important with the anti-smoking laws being enforced.
Existing restaurant locations that have closed for business for one reason or another should not be left out. We are open to approving these after a thorough on site visit takes place and if the existing building can be brought up to Native New Yorker standards and décor.
SITE APPROVAL: In most cases it is preferred to do a site visit immediately if the interest is there. Your broker will communicate closely with Linda Tritschler at the Native New Yorker Corporate Office in regards to the space details. Site visits can normally be done within 48 hours for Arizona State and 7 to 10 business days for out of state.
Once approved your broker will begin with the negotiation process and do his best to get the absolute best deal. We at the Corporate Office will be involved and have approval on the lease.
REAL ESTATE: If your desire is to purchase your own building that is definitely an option that we will work with you on.
Site Selection can be the hardest part and it takes time but the rewards are worth it. Native New Yorker has a team that will begin immediately on assisting you with hiring an architect to the interior décor and equipment package once your lease is signed.
